What actually sets the price here, how selling in Daybreak differs from the rest of the city, and how to get a number you can plan a move around.
Most South Jordan sellers start with an online estimate. It is a reasonable place to start and a bad place to stop, because South Jordan is not one market. It is at least three, and the price a buyer will pay depends on which one your house is competing in.
This page covers what actually sets the price here, how selling in Daybreak differs from selling anywhere else in the city, and how to get a number you can plan a move around.
Automated estimates work from city-wide sales and broad home characteristics. In a city where a newer Daybreak townhome, a 2005 two-story in Glenmoor and an older home on a large lot can all sit within a few miles of each other, the averaging that makes those estimates convenient is exactly what makes them unreliable for your house.
The useful question is narrower: which homes will a buyer actually compare yours against? That is the set of recent sales and current listings that sets your price, and in South Jordan it changes block by block.
The master-planned community around Oquirrh Lake, with townhomes, condos and single-family homes in walkable villages. Resale homes here compete with each other and, in the newer phases, with builders still selling new construction nearby. More on that below.
Neighborhoods such as Glenmoor, built largely in the 1990s and 2000s, with mature landscaping and bigger yards than most Daybreak product. Buyers here usually compare on lot size, updates and condition rather than amenities.
Homes near Bangerter Highway and 11400 South, close to the city’s main retail and dining corridor. Convenience is the draw, and buyers weigh it against age and updates.

Source: Wasatch Front Regional MLS (UtahRealEstate.com), single-family and townhome sales, 1 July – 30 September 2026. Against the same quarter of 2025, South Jordan’s single-family median was about level ($718,325) and Daybreak’s was 5% lower ($699,900). Medians describe the whole area and say little about any single home. They are not a valuation and not a forecast.
In Salt Lake County, late winter has usually had the fewest homes for sale, spring the most buyers going under contract, and fall the most competing listings. None of that makes one season right in general. What matters is how many homes like yours are on the market near you when you list, and that is something we check against current listings rather than assume.
Beyond paying off your mortgage, the usual costs of a sale include title and escrow fees, prorated property taxes, any repairs or credits you agree to after the buyer’s inspection, and the brokerage fees in your listing agreement. Every one of these is a line you can see in advance. Our net proceeds calculator lets you run your own numbers before you talk to anyone, and the Utah selling guides cover cash offers, foreclosure and other situations.
How we price a South Jordan home. An agent pulls the recent sales and current listings a buyer would actually compare against your home, in your part of the city, and adjusts for the things that matter here: lot, updates, condition and location within the neighborhood.
You get a range you can plan around and the reasoning behind it, not a single number from an algorithm. It is an illustrative opinion of value, not an appraisal.
How long does it take to sell a house in South Jordan?
It depends heavily on price point and location within the city. From July through September 2026, the median South Jordan home spent 42 days on the market, and Daybreak homes spent 43 days. Homes priced in line with their real comparables tend to move faster than the median. Add roughly 30 days from contract to closing for a financed buyer.
Is it harder to sell in Daybreak than in the rest of South Jordan?
Not harder, but different. Daybreak sellers may be competing with new construction from builders, and location within the community matters more than in most subdivisions. Pricing against the right comparables, including what builders are offering nearby, is the main thing.
Should I fix things before I list?
Usually only what a buyer’s inspector or lender would flag, plus inexpensive presentation work. Larger remodels rarely return their cost at sale. Ask for an opinion of value before you spend anything, so you know which improvements buyers in your segment are actually paying for.
Do I have to use an agent to sell?
No. Utah homeowners can sell their own property. Many who try it start with a professional valuation anyway, so the asking price is grounded in real comparables rather than an online estimate.
An agent-reviewed opinion of value, based on the homes a buyer would actually compare against yours. No obligation, and no automated guess.
